Check Your Documents First (Free)A Lands Commission search (also called a title search) is an official check of land ownership records. It reveals who actually owns the land, whether there are any claims or disputes, and if the documents you've been given are genuine.
You need: plot number, block number, district, and region. These should be on the site plan or land documents the seller gave you.
Go to the Lands Commission office in the region where the land is located. You cannot search at a different region's office.
Fill out the search form and pay the fee (GHS 200-500 depending on land type and region).
Official results take 5-15 business days. Urgent searches (available at some offices) take 2-3 days for an additional fee.
The search report will show ownership history, encumbrances, and any issues. Have a lawyer review this before proceeding with any payment.
Any of these issues means: DO NOT PROCEED with the purchase until resolved.
